-Maximum Occupancy: 11 Occupants - Children must be counted within the maximum occupancy unless they are under the age of two (2) and are sleeping in a crib.
-Tenant Requirements: Tenant stated on the Agreement/Booking must be at least twenty-five (25) years of age, and acknowledge that they will occupy the Property during the entire tenancy.
-Bramhall is a no frills oceanfront property in a great location with incredible views and a private beach walkway. It is not a luxury property, and the rate reflects that. Please note that refunds aren’t issued for expectations of higher-end features or finishes.

Cancellation 60 days or more before your stay will receive a refund less the cancellation fee of $350. Cancellation 60 days or less before your stay will not receive a refund unless the same dates are re-booked. If that occurs you will receive a refund less the cancellation fee of $350. Additional details with regards to cancellation policies and procedures may be found in Section #15 of the Rental Agreement as provided at checkout.

Bramhall by the Sea was the perfect house for our annual girls weekend to the beach. The house was as described. The beds were very comfortable, kitchen had all the essentials needed for cooking and the table was large enough for all of us to sit and enjoy our meals. But our favorite part of the house was the deck. It was large enough, and had enough chairs for morning coffee and afternoon cocktails. The house was very clean and organized.

We loved our stay at Bramhall by the Sea. Friends long weekend was perfect. The house was clean, kitchen had all the essentials that we needed, table was large enough for the seven of us to sit and eat together. I do believe our favorite spot was the deck. It was perfect for morning coffee/tea or afternoon cocktails.
